THE MINIMUM DOCUMENTS REQUIRED TO SUBMIT A LOAN ARE
LISTED BELOW. IF THIS IS YOUR FIRST LOAN SUBMITTAL
PLEASE CALL
WITH YOUR SCENARIO BEFORE YOU PUT TOGETHER THE PACKAGE
BELOW .  

NOTE: Please do not order an appraisal. Wrightwood Financial assists
in ordering the appraisal after the loan has been registered. Rates can
be locked for 60 days after the loan has been registered with a $500
deposit credited at closing.

Please mail all items at one time. If an item is missing and cannot be
obtained we need a written letter documenting the cause for such
omission. The documents on the list below are original documents and
should be signed in blue ink if possible. Please mail the loan package
with original documents and one (1) copy. Do not fax. Pictures of the
property can be emailed to:

Pre-Qualification Loan Documents

BORROWER(S) INFORMATION:

1. 1003 Application.  Please complete form 1003 Application.  Note:
Brokers please do not include your company information on the third
page because this is a referral program and the borrower would have
to sign this page twice if you put your company information on the third
page.
Married couples need only complete a single application as
borrower and co-borrower. Non-married borrowers require separate loan
applications. Set your printer for legal size.

2.
Owned Real Estate Schedule. Please complete the Owned Real Estate
Schedule.  This is required and asks more detailed information about the
borrower's properties than what is on the 1003 application. Set your
printer for legal size.

3. Last two years of all (personal and business) tax returns from borrower
(s). Include all schedules. Faxed signatures copies are acceptable.

4.
4506T Tax Form.  Complete and sign the 4506T Tax Form. Set your
printer for letter size.

PROPERTY INFORMATION:

6. Sales Contract and Escrow Instructions (if applicable). Please make
sure the contract shows a minimum of 45 days to close from the date we
receive the package. However, 60 days to close is a more realistic time
frame to close the loan ,though quicker time frames are regularly
achieved.

7. Preliminary Title on the Property. Refinance or Purchase. Mortgagees
Clause is as follows:

8. Five (5) color photos of the property. (N, S, E, W and one street) You can

9.
Building rent roll. Please complete the Rent Roll Form.  We will also
need the current leases or rental agreements for the subject property. The
Rent Roll must match the leases with tenant’s name, unit number, current
rental amount, etc.. Please check accuracy before forwarding to us.  Set
your printer for letter size.

10.
Subject Property Operating history:

1. 2003 (1/1/03 - 12/31/03) Income and Expense Statement signed by the
current owners as true and correct or Schedule E from their personal tax
returns.

2. 2004 (1/1/04 - 12/31/04) Income and Expense Statement signed by the
current owners as true and correct or Schedule E from their personal tax
returns.

3. 2005 (Year-to-date) Income and Expense Statement signed by the
current owners as true and correct.

11.
Property Collateral Questionnaire. Please complete the Property
Collateral Questionnaire.  Note: Brokers please do not sign this
document. Only have the borrower sign leave Broker signature
information blank.
